Repair method

Piers lift and support a settling foundation. Crack injection seals a crack that is no longer moving.

The contractor's inspection or an engineer's report sets the number. Half of the jobs in the quotes we collected used between 7 and 35 piers.

What homeowners actually paid

We checked this calculator against 30 foundation repair quotes and invoices that homeowners shared publicly from 2020 to 2026. Most of them came from Texas, and only 5 states are represented, so treat the range as a guide, especially outside Texas. Older prices were adjusted to 2026 with official construction cost indexes. Their median was $17,200 with a median of 20 piers, and 83% of them fell between our Low and High estimates for the same number of piers and state.

Published cost guides we checked put a similar job at about $16,000 (median of 3 guides from 2026), 65% above our typical price. Guides are estimates too, and prices for this work vary widely. We follow the quotes homeowners actually shared, and 83% of them fell within our range.

What affects the cost

Common questions

How much does foundation repair cost per pier?

Once the crew and equipment are on site, each extra steel push pier typically adds about $910 and each helical pier about $1,230. Small jobs cost more per pier because the setup and engineer's report are spread over fewer piers: 4 push piers typically cost $6,040 in total.

How many piers do I need?

It depends on how much of the foundation has settled, the soil and the weight of the house, so a contractor's inspection or an engineer's report sets the number. Half of the jobs in the quotes we collected used between 7 and 35 piers.

Push piers or helical piers?

Push piers are steel pipes driven down using the weight of the house, so they suit heavier structures. Helical piers are screwed into the soil and can also support lighter structures such as porches and additions. In our estimates 8 helical piers typically cost $12,230, versus $9,710 for push piers.

Does crack injection fix a foundation?

Injection seals a crack against water, typically for about $400 per crack. It does not stop a foundation from settling. If cracks keep growing, or doors and windows start to stick, ask for a structural inspection before you pay for injection.

Does homeowners insurance cover foundation repair?

Usually not when the cause is settling, shrinking soil or wear, which standard policies generally exclude. Damage from a sudden covered event, such as a burst pipe, may be covered. Check your policy and ask your insurer.

How we calculated this

Pier and bracket prices from manufacturers and installer sources (checked October 2026), crew hours per pier from installer sources times local construction laborer wages from the U.S. Bureau of Labor Statistics (May 2025), contractor margins from industry financial data, and regional price levels from the Bureau of Economic Analysis. We check the result against verified homeowner quotes. Verified quotes ran about 14% below our line-item model, so the estimate includes a -14% market adjustment (why we adjust). Full methodology · Sources.

Estimates, not quotes. Foundation problems need an on-site inspection, and actual prices depend on your contractor, soil and home.
