What homeowners actually paid
We checked this calculator against 21 siding replacement quotes and invoices that homeowners shared publicly from 2019 to 2026, in 6 states. Older prices were adjusted to 2026 with official construction cost indexes. Their median was $34,500 for a mix of house sizes and materials, and 76% of them fell between our Low and High estimates for the same job and state. Siding prices vary widely and the sample is small, which is why the range is wide.
Published cost guides we checked put a similar job at about $14,400 (median of 8 guides from 2025-2026), 43% below our typical price. Guides are estimates too, often older or for a smaller scope of work; we follow the quotes homeowners actually shared, and 76% of them fell within our range.
What affects the cost
- Wall area: siding is priced by the square foot or by the square (100 sq ft).
- Material: fiber cement and engineered wood typically cost about 31% and 27% more than vinyl; cedar costs about 2.2 times as much.
- Height: two- and three-story homes need scaffolding and slower work.
- Tear-off and repairs: removing old siding often uncovers damaged sheathing.
- Your state: labor is about 26% of the typical price.
Common questions
How much does it cost to side a 2,000 sq ft house?
A 2,000 sq ft one-story house has about 1,590 sq ft of wall to cover after windows and doors. With vinyl and tear-off, the typical price is $26,970, and most quotes fall between $12,730 and $57,000, national average.
Is fiber cement worth the extra cost over vinyl?
For 1,500 sq ft of wall, fiber cement typically costs $32,910 against $25,120 for vinyl. Fiber cement resists fire and impact better and can be repainted; vinyl needs no paint. Compare quotes for both on your house.
How do I measure the wall area?
For each wall, multiply its length by its height, add the triangles under gable roofs (width × height ÷ 2) and subtract large windows and doors. Or choose House size above and we will estimate it.
Can new siding go over the old siding?
Sometimes, over a flat and sound wall. Tearing off is more common because it lets the crew find and fix damaged sheathing. Ask the installer what the siding manufacturer allows for your product.
How much does a square of vinyl siding cost?
About $1,675 per square (100 sq ft) installed, the typical price for vinyl with the old siding removed on 1,500 sq ft of wall, national average. Small jobs cost more per square foot.
Does new siding add value to a home?
In the Journal of Light Construction's 2025 Cost vs. Value report, replacing siding with vinyl recovered about 97% of its cost at resale and fiber cement about 114%, national averages. Results vary by market.
How many squares of siding do I need?
A square is 100 sq ft of wall. Divide the wall area by 100 and add about 10% for cuts and trim: 1,500 sq ft of wall needs 15 squares, or about 17 to order.
How long does siding last?
Manufacturer warranties give a rough guide. CertainTeed vinyl siding has a lifetime limited warranty for the original owner of a single-family home (prorated to 50 years for later owners), James Hardie fiber cement plank a 30-year limited warranty with 15 years on its ColorPlus finish, and LP SmartSide engineered wood a 5/50-year limited warranty. Cedar has no comparable factory warranty and lasts as long as it is refinished regularly. Real life depends on installation, climate and upkeep.
Should I repair or replace my siding?
Repair makes sense when the damage is limited to a few boards and matching siding is still available. Replace it when damage is widespread, the wall behind is wet or rotting, or the siding is near the end of its life. Ask the contractor to check the sheathing before you decide.
How we calculated this
Siding, trim and house wrap prices from manufacturers and national retailers (checked October 2026), installation hours per square from installer sources times local carpenter wages from the U.S. Bureau of Labor Statistics (May 2025), contractor margins from industry financial data for siding contractors, and regional price levels from the Bureau of Economic Analysis. We check the result against verified homeowner quotes. Verified quotes ran about 56% above our line-item model, so the estimate includes a +56% market adjustment (why we adjust).
